Ive had a quick search and could not see anything previously discussed but was hoping for your views on dead tests and whether the EICR can be accepted as safe for continued use without the live tests.
Industry guidance states the Report is only valid if a schedule of inspections and a schedule of Test results are appended, and the Report is invalid if any of the schedules identified in section 10 are missing.
Evening All. If only dead tests are carried out. That would suggest Ze, Ipf, Zs and RCD tests remain outstanding. Zs can be calculated but without Ze thats not possible either. If the property is VOID, I assume on a key meter, we would need to top up the meter enough to ensure that Live tests are completed before Let. I wouldn’t accept an EICR as Satisfactory without those tests being completed.
We reset all power on our voids before property is let so that electricians go in and can carry out full tests while void. This negates the need to arrange access after.
On our 5yr Eicr’s if no power at time we carry out dead tests and rebook to complete within 1 month with an unsatisfactory test or get tenant to top up while dead rests carried out.

We use Utilita as a default suppler to clear any debt and have live gas and electric supplies so we can carry out safety checks during the void and the property has live, safe supplies for the incoming tenant.
