We recommend Visual Inspection Reports VIR’s for the scenario you have highlighted, as never sure if during the short time the property was let / rented out that the electrical installation had not been tampered with following a Satisfactory EICR or EIC. There are bespoke NICEIC VIR’s, we have also created a version of that for our use for our clients. Also recommend VIR’s for HMO’s and other such as refuge / short term lets, but there must be a full EIC or EICR in place prior. VIR’s are to be conducted by a competent electrician using an appropriate form. although not a requirement we do where practical request Zs results and inspection of any installed Smoke Detectors to BS5839-6.
